Where Nairobi's villas are, and what sets them apart
Villas in Nairobi cluster in three areas, and they are not interchangeable. Karen offers the largest plots — half an acre is common, an acre is not unusual — with mature indigenous trees and a settled, low-density feel. Runda is tighter and newer, built around gated clusters with shared security and quicker access to the UN complex and Village Market. Kiambu Road sits between the two on price, with newer builds and the fastest capital appreciation of the three as the bypass network matures.
What you're buying is land as much as house. A villa's value tracks plot size, frontage and title type far more closely than its finishes, which is why two houses of similar square footage can differ by KES 30M. Freehold titles are the norm in Karen and Runda; leasehold appears more often on newer Kiambu Road developments and is worth checking the remaining term on.
Expect guide prices from around KES 45M for a four-bed on a quarter acre, rising past KES 100M for larger Karen plots with established gardens. Borehole, solar and backup power are common and materially affect running costs — we list what's fitted on each property rather than leaving you to ask.
