What renting in Nairobi actually costs

Monthly rent is rarely the whole number. Most Nairobi landlords ask for two months' deposit plus the first month up front, and in apartment blocks there's usually a service charge on top covering security, water, lifts and grounds — typically KES 5,000 to KES 15,000 a month depending on the building. We list the rent and flag the service charge separately so you can compare properties honestly.

Price bands vary sharply by neighbourhood. Studios and one-beds in Westlands and Kilimani start around KES 55,000 a month; a well-finished two-bed in Kileleshwa or Lavington runs KES 95,000 to KES 150,000; standalone family houses in Karen and Runda begin near KES 400,000. Furnished units carry a 20–40% premium but usually include utilities and a shorter minimum term.
